Frequently Asked Questions

What’s the difference between pooled and contributory funds?

A pooled fund, is simply a market term to describe a portfolio of private credit investments, combined together into one investment vehicle. Your investment is therefore across different investment opportunities, developments and securities. In a contributory fund, you select the specific individual investment opportunity to fund – for example, choosing to back a particular townhouse development in the Gold Coast or a commercial project in regional Victoria.

Who can invest with Bowery?

We work with wholesale and sophisticated investors only. These include high net worth investors, family offices, asset managers, financial advisors and SMSFs who satisfy the eligible investor criteria for a wholesale and investors. Not sure if you qualify? What returns can I expect?

Broadly speaking, our fixed monthly returns across all our offerings vary based on the different security type, duration, Loan to Value Ratio and location. The Mortgage & Investment Fund opportunities provide income sources from 9.0%p.a.*^ and the Diversified Credit Fund has a current benchmark of RBA Cash Rate + 5% p.a.*.

What if the cash rate changes?

In order to secure quality deals, Bowery must remain competitive in the market, including securing Private Credit opportunities when changes occur to RBA’s Cash Rate in Australia. Most of our Investment Opportunities are fixed in duration for the term of the loan, helping to secure a regular source of income for your investments. The Diversified Credit Fund distributions are reviewed and communicated to investors monthly, and may change as the RBA cash rates change across Australia.

How often are returns paid?

Returns are paid monthly. Distributions within the Mortgage & Investment Fund are paid monthly, post the settlement date (ie. the same day of every month). The Diversified Credit Fund is paid at the start of the month, based on the performance of the portfolio for the preceding month.
